Wadham College – Graduate Centre

Project Overview:

PSP were appointed by Wadham College to provide full quantity surveying and CDM services on the project to bring the former Blackwell’s Music Shop back into college use as a Graduate Centre. The building is Grade II listed and features two seminar rooms, a reading room, a library, an MCR common room with a bar, a kitchen and a media room. It also features a roof terrace garden.

The Design:

The scheme comprised the entire refurbishment of the existing building together with a new 3-storey extension providing a new entrance from Back Quad. The new building is clad in bronze panels with some natural stone features and walling. Internally, the walls to the reading room are lined with oak bookcases and the seminar room is clad with Western Red Cedar. Feature steel and oak staircases connect the various floor levels and a bespoke lift allows access to the roof terrace. An existing structural glass lightwell was fully refurbished and provides natural light into the almost fully enclosed reading room space. Construction Characteristics:

These works were carried out in conjunction with a separate project to refurbish Staircase 1 (see separate sheet). Access was only possible through the existing narrow, listed Elephant Gate on Parks Road and required construction of a temporary bridge to allow students and fellows access to other parts of the campus. The new building required extensive excavation within Back Quad for the new entrance building.

Further characteristics include:

  • Bespoke oak desks and bookcases
  • Bespoke steel and oak staircases with bronze handrails and balustrades
  • New oak finished mezzanine floor over plenum providing heating to reading room space
  • Structural glass lightwell
  • Waterproofed roof deck and roof garden

Procurement Process:

The project was procured traditionally under a JCT Standard Building Contract 2011 with contractor’s design elements. Bills of quantities were used to maximise the competitive process and provide clear and detailed cost for the management of change post contract. Feltham Construction were appointed to manage both this project and the refurbishment of Staircase 9 at the same time.
