PSP was appointed by Clervaux Trust Holdings Limited to provide full quantity surveying services on the refurbishment of the building known as Bishop’s House, 38 Coniscliffe Road, Darlington to form workshops, offices, an artisan bakery and cafe. Clervaux Trust provides work experience opportunities in social enterprises for adults with learning difficulties as well as training and education opportunities on its nearby working farm.
The existing building was previously in use as a restaurant and was stripped back to shell to create a working bakery and cafe facility on the ground floor. Strengthening works were carried out to the first floor structure to create workshops, ancillary offices and meeting rooms with further offices on the second floor. A glazed atrium was created in a central courtyard, WC facilities were fully refurbished and a lift installed for access for disabled staff to the upper floors. Additional staircases were also installed to comply with building regulations.
Significant floor and roof strengthening works were required following strip out and removal of all existing asbestos. A new steel frame was installed to the central atrium with exposed and painted circular hollow section columns and beams.
Other characteristics will include:
- Fully fitted industrial kitchen to service working bakery and cafe
- Underfloor heating to ground floor areas
- New chimneys for extract ventilation
- Restoration of timber floors to offices
The project was procured as a 2-stage tender with local contractor, Wharton Construction, engaged under a JCT Intermediate Form of Contract with Contractor’s Design, 2005 Edition.
