PSP was commissioned as project quantity surveyor on the conversion and extension to this Grade II listed stone cottage. The property owner required full quantity surveying services on the refurbishment of the main house with a new kitchen and guest accommodation extensions. The formation of a new rear access road and the closing off of the existing garage access. External works incorporating a new garage and garden store, stone garden walling and terraces including a new swimming pool and shower/changing room.
The house is Grade II listed and the design intent was to provide as much light as possible to the kitchen extension by using frameless glass sliding doors and blinds. The heating system was designed incorporating ground source heat pumps as well as a Green roof to the kitchen extension and pool changing room.
The builder was chosen to undertake this project because the client required a sympathetic approach to the works in respect the existing buildings heritage and rural location, especially with due regard to the proximity of neighbouring properties.
Other characteristics include:
• New internal heating and electrical services installations including broadband and wi-fi
• New ground source heat pump installation
• New main feature Oak staircase
• New swimming pool and shower/changing room
The project, comprising the main house alterations and extensions including access road was procured by competitive tendering, based on specification, drawings and bills of quantities. A main contractor was selected after interview. The contract was let under a JCT Intermediate Building Contract 2005. Subsequent works comprising a Swimming Pool, Pool Changing/Shower Room and Garage being negotiated on a rolling phase basis.
